Let's get started!

From concept, through development and into project completion, imhome is committed to a collaborative approach for your new home or renovation. The process is one of listening, asking, analyzing and engaging you as a participant in the design. Our goal is to discover what will make your project individual and memorable.

Initial Meeting

Sometimes a project can begin with nothing more than a photo, idea, or sketch. It can be that simple. Starting here we discuss the project and listen. We'll explore options and ask questions to better understand your motivations, aspirations, and parameters. We will not accept a commitment, signature or deposit at this first meeting.

Design Development

With the parameters in place we'll begin to design, study and then present options to you. The best features of these will be consolidated into a single strategy and then the concept and plans are further developed. This process involves frequent meetings to discuss and assess the design and to refine it to accommodate changes in project scope or preferences. As the schematic design is completed we'll start to finalize the material and finishes selections. It is at this point the project can be assessed for pricing.

Construction Documents

Once the design is fixed the final design drawings (otherwise known as construction drawings) are produced and submitted for permits. These drawings will provide sub-trades with the necessary information to provide firm quotes. We will develop and maintain an itemized budget list which includes a schedule of fixtures and materials. Given this input and the need to work within the budget we'll make adjustments, if necessary, to the project such as finding alternate materials and/or modifying the design to make it easier and less expensive to build.

Construction

Construction can begin once the permits are released. During the construction phase strong management is the key to success. We'll schedule regular progress meetings with you to ensure your satisfaction during the construction or renovation. The project manager supervises this process and acts on your behalf to inspect the work for compliance with the construction documents and quality standards.

Project Completion

Once the project is complete a detailed walkthrough will take place with you to look for deficiencies. These are then corrected. A customer binder will be presented that will include our limited 1 year warrantee certificate, paint samples, permits, construction photographs and other general project information. We'll stay in touch and make sure that everything is to your satisfaction as you get to settled in your new or renovated home.
